    The Planning and Development Committee of the City of Brockville will be hosting a Public Meeting to give the public an opportunity to make representations concerning proposed Amendments to Zoning Bylaw 050-2014 and an Application for Consent to Sever.

    Summary of Proposal

    Subject Property:

    371 First Avenue

    Proposal:

    The proposal is to permit a total of 10 new Street Townhouse Rental Dwellings on a private roadway with 8.89 metres of frontage on First Avenue as well as to permit a new residential lot to be created with 14.0 metres of frontage on First Avenue.

    Proposed Zoning Change:

    Change from “R2-Single Detached Residential Zone” subject to “Source Water Protection” considerations, to an “R4-General Residential Special Exception Zone“ subject to “Source Water Protection” considerations. The special exceptions being requested are to permit a lot with a minimum of 8.89 metres of frontage as well as to permit the construction of 10 Street Townhouse rental units to be developed on a private road.

    The Severance requested has the proposed severed lot with 14.0 metres of frontage on First Avenue and a proposed lot area of 632.85 square metres. The proposed retained lands (if approved) would have a frontage of 8.89 metres of frontage on First Avenue with a total lot area of 5,489.0 square metres. The proposed severance is also looking to establish an easement for services in favour of the retained lands.

    The subject lands are the subject of concurrent applications for Amendment to Zoning By-law 050-2014, as amended, and a consent to sever. Should the Application for Zoning By-law Amendment be accepted by Council, it is the intention of the Chief Planning Officer to accept the proposed consent to sever on or after the approval of the Zoning By-law Amendment.

    All public comments concerning the proposed amendment shall be heard by the Planning and Development Committee at this Public Meeting. Any person may attend this public meeting and make written or oral representations either in support of, or in opposition to, the proposed Amendment.  Written submissions from persons not attending the meeting should be received by the Supervisor of Planning, City Hall, One King Street West, P.O. Box 5000, Brockville, Ontario, K6V 7A5, or by email to circulations@brockville.com, by March 25, 2026.
